At American West Property Management, we can answer all your questions. We provide our experience and market knowledge to help you make the right rental decisions.We are the exclusive agent and representative of the property owner and do not have any fiduciary or agency responsibilities to the applicant.

All federal, state and local laws are followed and each application is processed without regard to race, color, religion, sex, handicap, familial status or the national origin of the applicant.

General informationApplications must meet the requirements of American West Property Management.Our owners have invested alot of money in their properties and it is each of our responsibilities to take good care of the property. Pictures are taken of each room along with rental walk through checklists that you will receive and you will be able to complete your own walk through of the property, and must return this within 30 days after you have moved in, to ensure you receive your security deposit in full at the end of your lease. Each applicant must be 18 years of age and older and must complete separate individual applications and pay the $38.00 application fee (per individual), either married or individual and is non-refundable.

Processing the ApplicationEach applicant over the age of 18 years of age must complete and sign the application and pay the application fee before processing. We will need a copy of any state or federal issued ID and is required and will become part of the completed application.

Interested in Leasing the property? During the time of the showing, the applicant expresses interest in renting the home, applicant will need to pay the application fee on line, and once approved, the security deposit shall be deposited at the time of approval and the rental agreement executed.

Rental History:  Each applicant must have good rental references or other forms of references. We can't use relatives as references, sorry, but if you just sold your home, that's fine.Applications could be denied due to evictions, damages beyond normal wear and tear, possible illegal activity on the premises, refusal to re-rent by previous landlord or an outstanding balance still owed.

Income Verified: Income needs to be verifiable and should not be anymore than 40% of your household income. All applicants must be employed at least one year with verifiable income, or if employed less than one year, must be within the same industry and approval would be at property management's discretion.

Credit: Information showing on the application and credit report are subject to verification. Items that are reviewed are: late payments,tax liens, chargeoffs, repossessions,judgements and discharged bankruptcies.Applicants that are in bankruptcy will automatically be denied.However, if an applicant has poor credit caused by a foreclosure, we will make a possible exception and will be at our discretion.Proper documentation showing the payment had changed significantly was the cause of the poor credit. FICO scores under 600 will require a co-signer or a larger deposit.

Criminal Backgound:  Automatic denial to any felony conviction less than 2 years from release. Felony convictions can be cause for denial, however, per Federal regulations, drug and alcohol use felonies can be waived with proper documentation and will be reviewed case by case and at property management's dicretion.

Pets: Due to rising insurance costs, American West Property Management does not allow the following types of dogs, in any of our rental properties; Pit Bulls, Rottweilers, Chow Chows,Dobermans, German Shepard, American Stafforshire Terriers, any wild dogs,Mastiffs, Akita, Bullmastiffs, Huskies, PresaCanario, Malamutes, Boxers or any dog that has the above breeds in their lineage. If the property owners allow a pet, applicant would pay an additional pet deposit of $600 per pet, and is fully refundable if there is no damage. Cats must be sprayed or neutered. No puppies and no kittens allowed.

Do we allow short term leases?  All of our rental properties will accept a short term lease. Three month minimum and a monthly assessment of $50 per month will be assessed.
